Job Description
Summary:
Responsible for maintenance, landscaping and janitorial work required for all sites owned and/or managed by Thrive Housing and Support under the direction of Maintenance Supervisor. Development of relations within the community, is a critical part of the effort to provide a positive housing experience for everyone. The Maintenance Worker, through regular contact with tenants and potential tenants, plays a significant role in creating a welcoming environment.
Reporting
Reporting to the Maintenance Supervisor, the Maintenance Worker is responsible for repairs and routine maintenance of Community Housing units and for performing preventive maintenance. The majority of the work involves general maintenance for buildings that vary widely in size and layout. The Maintenance Worker must have a broad range of skills and be able to monitor and remedy problems, especially those that may involve the safety and operability of the units.

KEY RESPONSIBILITIES:
- Based on work orders and direction from the Maintenance Supervisor, ensure that the buildings and houses are maintained to a high standard.
- Report completion of work, supplies required or ongoing issues that affect the units or work order. Advise supervisor of major issues, make recommendations for appropriate action.
- Work outdoors in all-weather conditions
- Perform maintenance duties as required. Including by not limited to, janitorial duties, plumbing repairs, troubleshooting heating issues, maintain and repair interior finishes.
- Unit turnover tasks including painting, drywall, flooring, and cleaning and snow removal.
- Oversight of subcontractors to ensure that work has been completed to a standard of high quality.
- Maintain inspection logs electronically.
- Coordinate annual and interim unit inspections.
- Ensure all fire and safety equipment is inspected annually.
- Other duties as assigned.
- Working knowledge of electrical, HVAC, plumbing and mechanical systems
- Practical knowledge of janitorial duties and practices
- Knowledge of fire safety procedures
- Intermediate computer skills including Outlook and Office 365
- Working knowledge of YARDI mobile or similar maintenance apps
- Sensitivity to the needs of people with physical disabilities and other social barriers
Skills:
- Demonstrated competence using maintenance equipment (lawn tractor, snow blower, ATV,) as well as hand and power tools.
- Basic electrical and carpentry
- Plumbing skills
- Painting and drywall skills
- Practical problem-solving skills.
- Time management
- Effective interpersonal skills
- Comfortable working alone and as part of a team
Education:
- A secondary school diploma combined with 3 years demonstrated relevant experience.
- Consideration may be given to an equivalent combination of education and experience.
- Community College Diploma, or courses toward a diploma an asset
Experience:
- Minimum of three (3) years’ work experience in a Maintenance position preferably in a not-for-profit organization
- Valid Province of Ontario Class G driver’s license and reliable vehicle, valid insurance required.
- Proficiency in building maintenance, preferably in a residential/tenant environment.
- Satisfactory Criminal Records Check and Vulnerable Sector Screening required.
